A Taste of Luxury in Newton - Radcliff Hill
Have you seen this house? I hadn’t until today. I usually work inside the city, but when I see a great property in the suburbs for sale, I can’t overlook it. Well, today Jim texted me about his listing at 37 Radcliff Rd in Newton. Talk about luxury real estate! Technically, it’s in Waban, but that’s just a village of Newton. It’s named after the first Masschusett who converted to Christianity in 1641 and was rated the number three zip code in the country by The Washington Post, by number of college graduates and income. It’s the most affluent zip code in the state.
Which makes it no surprise that such a grand home exists here in Waban overlooking the Charles River. A house has to have some clout to have a name, like Radcliff Hill. Radcliff Hill is a brand new home, designed by well known Russian turned Bostonian, Yefim Massarsky.
This 11,000 square foot, six to eight bedroom, seven bathroom masterpiece is set on just under an acre on Radcliff Road. It’s a combination of classic design, with modern features and technology. Just by looking at this home, you wouldn’t know it’s new construction!
But it has many of the smart home attributes you’re looking for in your new manse. It has a heated garage and driveway. Yes, the driveway is radiantly heated to melt snow, so that it never even accumulates. There’s a temperature controlled wine cellar, a fully-wired media room and an elevator.
Upon first sight of this palatial abode, you’re greeted by a tasteful water feature in a granite courtyard. Not too big, not too small.
Entering the home through a custom Canadian mahogany door, the first thing you’ll notice is the eye catching hardwood herringbone floor in the sun-filled two story foyer. Not a bad first impression!
You’ll quickly realize this home was made for entertaining. For the most part, the rooms are large and flow-y with each room drawing you into the next. The den is open but cozy and leads to a sweeping family room. On the other side of the house is a more modest living room providing a more intimate setting.
The kitchen is spacious and includes a large seating area with countryside views. Although, my favorite feature is that it opens up through French doors to a patio and lawn. The patio has its own outdoor kitchen featuring a built in Lynx grill and refrgerator. Back inside, the kitchen’s got everything you’d need: SubZero refrigerator, Wolf range and double ovens, Miele dishwasher. There’s got to be an ice-maker, but I think I missed it. Quartz countertops and three sinks tell me that this kitchen is meant to be used.
Just off the kitchen is an expansive dining room with seating for 16 overlooking the dazzling fountain. with the butler’s pantry right around the corner. The butler’s pantry has two inconspicuous entrances into the dining room, making for easy traffic flow for catered affairs.
Before we move on to the second floor, let’s do a quick recap of the main living area. There’s a kitchen, a butler’s pantry, a dining room for 16, a breakfast area off the kitchen, a living room with a fireplace, a family room, a den with a fireplace and an office/bedroom.
The highlight upstairs is the master suite. Just to give you an idea of scale, the master bedroom alone is 88 square feet larger than my Beacon Street condo. Include the bathroom, two walk in closets, bathroom and balcony and you’ve got 1,250 square feet of solitude.
The second floor has three other bedrooms, all with their own bathrooms and walk in closets. There’s also a laundry room.
Last but not least, we have the lower level which features a spa, media room and wine cellar. There’s also another bedroom that features its own kitchenette. It’s perfect for an extended stay guest or live-in staff. The playroom is expansive and removed, so you won’t be bothered by Cowboys shooting Indians. The spa includes a sauna and the wine cellar is climate controlled.
While this home may seem expensive at $7,880,000, it’s an opportunity to make a good investment. The Boston Suburbs are always a hot ticket, especially Newton. It’s close, but not too close to the city. You can drive or you can take public transportation.
If you wanted to get some cashflow from this property, the developer has outlined how this property could be run as a bed and breakfast with a 5% cap rate! Considering the size and scope of the property, I could easily see that. Plus, imagine all the expenses you could write off! Might be worth it, even if you never have a guest check in.
