When you’re looking for a new home, especially in a new area, you want to have someone who knows the neighborhood. A local Realtor will have insight into the market, and help you identify fair rents, reputable landlords as well as neighborhood highlights.

Having a Realtor simplifies things tremendously. Instead of calling around to different listings trying to schedule tours with an agent who’s responsibility is to the landlord, you only have to talk to your Realtor. Your realtor will schedule the showings, and probably drive you around to see the properties and the neighborhoods as well. Your agent will likely also have a network of landlord and agents they can contact for pre and off market listings.

Your agent works for you. He’s going to try get you the best deal, and help you avoid overpaying or getting scammed or tricked into signing a lease you didn’t know was unfair. Your agent is responsible to you, and works in your best interest.

When renting an apartment in Boston, there is a broker fee equal to one months rent. The fee is the same whether you’re using your own agent or are working directly with the landlord’s agent. The two agent’s split the fee. However, in this market, it’s becoming more common for the landlord to pay the broker fee on the tenant’s behalf. That’s something your agent can negotiate for.
